SUMMARY:
This position will be responsible for optimizing the company’s current real estate portfolio as well as investigating and evaluating potential future manufacturing sites (including global locations), up to and including the due diligence prior to property acquisition. The incumbent will support the transfer of facility technologies between all manufacturing locations (including international). This position works closely with the company’s environmental, facilities, legal and supply chain departments on due diligence activities during the site acquisition process.

RESPONSIBILITIES:
1) Responsible for effective management of the company’s real estate portfolio to ensure optimization of global manufacturing capabilities and support services. Ensures that the real estate portfolio is aligned with Cree’s overall strategy in terms of site selection, acquisition and disposition.
2) Effectively oversees and participates in the due diligence and execution of real estate transactions (leasing, purchase or sale) using negotiation skills, appropriate vendors, asset management and financial analysis techniques, both locally and internationally.
3) Responsible to renegotiate terms on acquired leases & property or effectively sublease to minimize the financial impact to the company. Effectively negotiate competitive, below market rates for real estate purchases with terms beneficial to Cree, Inc.
4) Establishes and maintains standard methods and processes for capital budgeting and reporting, real estate transaction management and lease administration.
5) Responsible for ensuring timely and efficient transfer of facilities technologies to global manufacturing facilities including but not limited to: HVAC operation and control, RODI operation, specialty gases installation/specification and CDA systems. This will include international travel and effective communication/interface with global counterparts and contractors/consultants.
6) Responsible to work closely with the company’s facility engineering team to develop detailed documentation for the orderly transfer of system technology to new manufacturing sites, including the development of P&IDs, PFDs, sequence of operation, start up and commissioning procedures and checklists required for the successful expansion of manufacturing operations.
7) Effectively interface with the company’s environmental, facilities, legal and purchasing functions on due diligence activities during the site selection/acquisition process.
8) Effectively complete other site development or facilities projects, working with others on the facilities team and cross functionally within the organization.

MINIMUM QUALIFICATIONS:
•BSEE/BSCE or BSME
•Licensed Engineer
•5+ years of global manufacturing support in an advanced technology industry
•3+ years of global real estate transaction experience supporting the design and construction of manufacturing facilities

PREFERRED QUALIFICATIONS:
•MBA with real estate focus
•Semiconductor manufacturing experience.
